Guide

Buyer and agent guide

For investors and buyers choosing an agent, and for agents who want to meet clients who actually need them.

This page is a guide, not a regulated matching service. Matching has not started.

Hong Kong estate agents | Search and compare

Why a buyer should choose the right agent

The agent is the person who sees the listing, the price, and the papers first. The wrong person spends your viewings on flats that do not fit.

A fitting agent already works in the district and the kind of property you want. The same district name does not mean every agent knows that block.

This page does not assign you an agent, and it does not promise that any agent will get you a better price.

How an investor evaluates an agent

District experience
Ask which estates they actually handle. Do not stop at the district name. Town-centre work and work at the edge of the district are not the same experience.
Property type
Homes, new projects, luxury, and commercial stock are different. Ask which of those they have handled, not whether they say they do all of them.
Data
A price needs a source. A catalog figure, a transaction record, and a price list are different things. A slogan with no source is not enough to compare.
Transparency
Ask whom they represent, how the commission is charged, and whether they also represent the other side. That belongs before you make an offer.
Negotiation
Ask how an offer is written down and passed on. Negotiation is that exchange. It is not the sentence “we can do better”.
Follow-up
After a viewing, who replies, and how soon. A listing with nobody following it stops when you leave the flat.
A valid licence
An estate agent in Hong Kong needs a valid licence from the Estate Agents Authority. A business card is not a licence. Check the name and the number on the Authority’s public register.

Which kind of agent fits which buyer

First-time buyers

You need someone who will go through the papers, the age of the building, and the extra costs. A tour of the show flat is not that.

Rental investors

You need rent, expenses, and vacancy stated separately. This page does not calculate a yield and does not fill one in for you.

Luxury

Look for someone who already works in those buildings. A general residential list does not necessarily cover luxury stock.

New homes

A price list, a sales brochure, and a show flat are not the same thing. The agent should say which one you are looking at.

Mainland or overseas buyers

Ask about language, and who can see the flat while you are away. Tax and stamp duty change. This page states no tax rate. A remote viewing is not the same as having seen the flat.

Commercial

Shops and offices are different stock. Ask what they have actually handled. The licence is still checked with the Estate Agents Authority. This page does not invent a separate commercial licence.

How an agent finds the right client

Ask budget, district, own use or investment, and when a decision is needed before sending listings. Ten flats outside the budget are not a match.

A client who cannot say those things is not ready. An agent should not treat “interested” as an instruction.

This page does not introduce clients to agents. The form below only records this request. Matching has not started.

Buyer request

Matching has not started. This form only writes what you enter into a local file on the server.

Listings for sale The sale catalog is unchanged and separate from this guide.
